Busan is back on the rise. There's no indiscriminate growth... It's an era of selective attention to scarcity and profitability.

Busan Real Estate Market Outlook 2026: A Look at It from the Field

While local real estate markets outside the metropolitan area are undergoing a prolonged period of adjustment, different signals are already emerging in the Busan real estate market. The term "transaction cliff" is becoming meaningless, with actual sales resuming, particularly for certain assets, and the market's temperature is gradually changing.

The recovery in tourism demand and improving consumption indicators are key factors driving the transformation of the Busan market. Foreign tourist spending has surpassed pre-COVID levels, and by 2025, foreign tourism spending is projected to surpass 1 trillion won for the first time ever. Furthermore, the relocation of the Ministry of Oceans and Fisheries to Busan is fueling expectations for an influx of maritime, logistics, business, and research talent. Beyond short-term demand, this trend is having a structural impact on the mid- to long-term asset value of downtown Busan and the coastal area.

The housing market has also shown a gradual rebound since the second half of last year. As of the second half of 2025, Busan housing sale prices have successfully rebounded slightly, and jeonse and rental indicators have also shown a recovery in real demand. In particular, the launch of high-end apartments like "Le L'Elle River Park Centum" and "Summit Limited Namcheon" demonstrates the restructuring of the Busan housing market, shifting from a focus on mid- to low-priced properties to encompassing demand for high-end housing.

Examples that symbolically illustrate this trend include the sale of Haeundae I-Park for 5.7 billion won, the most expensive apartment transaction in Busan in 2025 (based on actual transaction prices from the Ministry of Land, Infrastructure and Transport), and the sale of Haeundae F Hotel for 65 billion won, the most expensive commercial real estate transaction of 2025. These two transactions aren't simply high prices. Apartments demonstrate "irreplaceable scarcity," while hotels demonstrate proven "operating profits and exit strategies." In other words, they are symbolic examples of how capital is moving beyond simple indicators like "location" or "price range" and only to places where the intrinsic value of each asset is clearly evident.

The biggest change felt on the ground is the investor's criteria for making decisions. While expectations of price increases were the primary focus in the past, the current core criteria are ▲ verification of the actual profit structure ▲ operational sustainability ▲ realistic exit strategies. Especially in the case of hotels and commercial real estate, increased tourist arrivals do not immediately translate into improved profitability, making a thorough review of operational structure and asset strategy essential.

The Busan real estate market in 2026 is likely to be more than just a recovery phase; it will likely become a market of selection, with the gap between assets widening. In the residential market, the key will be whether real demand flows into established (existing) complexes with competitive pricing compared to rising new construction prices. In commercial real estate, rental sustainability and industry stability will be key indicators. Hotel asset valuations are also expected to widen further, driven by location, operation, branding, and renovations.

Ultimately, the key word in the 2026 market is not "rise," but "selection." We're entering a market where not all assets are rising, but where only structurally proven assets are traded and value is maintained. Real estate investment is no longer a competition of information, but of interpretation. A perspective that simultaneously understands data and the field, operations and exit strategies, is more crucial than ever, and this will become the core competency that will dominate the Busan real estate market in 2026.
