He said that the contract (C) is the accumulation of double the time (T), marketing (M), and database (D) (C = 2TMD)It emphasizes that it is created through this. It means that opportunity eventually comes to those who move a lot, meet many people, and consistently make themselves known.

Therefore, he emphasizes the importance of routine to new agents. It involves scouring the alleys every day to pioneer (farm) the area, making calls to check in (TM), and sending out heartfelt direct mail (DM). It requires the honesty to faithfully fulfill the daily activity quota one has set for oneself without cheating. 

If you chase after big deals by chance while forgetting the basics, your soul will wear out first and you will be left behind. Daily routine is the strongest shield protecting an agent's life.

He sometimes serves as a painful mirror for his juniors. He offers weighty advice, saying, “Do not compromise on mediocre results while working 30 to 40 hours a week,” and adding, “If you devote over 60 hours a week entirely to this work for the first three years, you will experience a dramatic change in the digits of your life.” It is not that you spend time because there is too much work; rather, work naturally piles up because you have poured your time into it. Only after the accumulation of time dedicated with your whole being does valuable ‘efficiency’ arrive like a gift.

The power of the unconscious created by desperation, the 'Red Car Theory'

One of the concepts that CEO Seo Hyun-woo frequently talks about is the 'Red Car Theory'.

The idea is that while you usually don't notice red cars on the street, the moment you think, "I must find a red car today," you start seeing only red cars. He says the same applies to real estate. He explains that once you earnestly harbor a goal and begin to immerse yourself in the market, opportunities, information, and the flow of contracts that were previously invisible naturally start to come into view. This is why you must devote your whole heart to allowing your inner potential to work for you.

He also doesn't forget to offer warm, practical tips to junior colleagues who are impatient due to the lack of immediate results. He advises that during their early days as newcomers, it is important to gradually increase the number of contracts—even small ones—rather than being weighed down by the pressure of massive figures like large deals, in order to internalize the taste and DNA of success. Furthermore, he recommends that now is the time to build a solid foundation by successfully completing lease agreements, rather than chasing the mirage of sales.

In fact, RE/MAX Meister has personally proven the validity of this strategy by successfully completing a series of major deals, including the sale of the Songha Building near City Hall Station, the MBN Media Center, and a small building near Anguk Station for 6.5 billion won; acting as the sales advisor for the Inui Building in Jongno-gu for 110 billion won; and serving as the lead manager for the W Building near Nonhyeon Station for 63 billion won. It is a source of comfort that the memory of success—taking a leap forward by stepping on a small stepping stone—ultimately becomes the most solid foundation for boldly handling larger assets in the future.
