REMAX PEOPLE: Platinum Partners Director Jang Woo-bin

Became a top agent at Remax in just two years after entering the brokerage industry.

Director Jang Woo-bin, who majored in business administration in college, began his career as a securities analyst. He later worked in M&A and investor relations, and served as CFO at a subsidiary of a major gaming company, gaining practical experience in all aspects of corporate management. Having also run his own franchise, he has experience in finance, management, and real-world business before entering the real estate industry in 2023. My exposure to commercial real estate through various businesses also played a role. 

This new challenge, which began like that, led to his rise to become a top-class agent at Remax in just two years. Despite starting late, he established himself faster than anyone else, and now stands in a position to offer practical advice to junior agents.

First, set a strategic direction that suits your situation.

For those starting out in commercial real estate brokerage, he advises, "Setting a direction that best suits your circumstances is paramount from the beginning." Because commercial real estate transactions are large and can take a long time to yield results, he suggests that for those seeking quick financial results, starting with lease brokerage may be a good option.

"Sales require knowledge and expertise, so it takes a long time to achieve results. Initially, people often focus solely on sales, which can lead to a mental breakdown. In contrast, leasing is driven by the needs of both the building owner and tenant, so transactions are frequent and fast. Even closing one or two contracts can be motivating, and it's a good way to transition to sales."

However, he added that for those who have financial support for a certain period of time, it is a good idea to focus on trades with high rewards from the beginning, so making a good decision from the beginning that suits your situation is the secret to mental management and being able to work for a long time in the future.

If I were the buyer, would I buy this item?

Securing quality properties directly increases the likelihood of a successful transaction. Therefore, Director Jang says developing the ability to identify good properties is key to achieving results more quickly.

"If I were a buyer, would I buy this property? What would I hesitate for? Why would I buy this building? It's crucial to thoroughly consider these questions from a buyer's perspective."

He emphasized that these perspectives and considerations ultimately cultivate an "eye for good properties." He explained that when in doubt, it might be a good idea to first research properties in areas with active transactions, low vacancy rates, and areas with high potential for redevelopment and reconstruction. This practice will ultimately allow you to select properties better than others, leading to faster contracts.

Marketing, the flower of the brokerage industry

He describes the brokerage business as a "marketing business," saying it's no exaggeration to call it one. Just as sales and promotion are key to both manufacturing and service industries, marketing capabilities are crucial to the success of the brokerage business. "For the first six months, I focused on securing listings, and from then on, I focused on marketing as well. Even if it didn't generate immediate revenue, I boldly invested time and money in marketing, and it ultimately paid off."

He steadily developed his own rhythm by securing properties and marketing. After about a year of trial and error, he began to see tangible results. While it's great to be able to utilize a variety of marketing tools, he emphasizes the importance of choosing the method that best suits you and sticking with it consistently. "Effort and investment in marketing never betray you," he says, reiterating the importance of marketing to those just starting out.

Absolute workload and efficiency determine victory or defeat.


He constantly checks his efficiency while working. "We have limited time and effort. We need to work efficiently, not just hard. Even when studying the same amount of time as students, the difference in grades can be largely attributed to efficiency."  He frequently asks himself, "Is what I'm doing really efficient?" He also says he needs to increase his absolute workload. "With the same workload as others, it can be difficult to close a deal quickly. Brokerage work is a never-ending process if you try too hard."

Learn together, grow together

Even in Remax Korea's educational programs, he generously shares his accumulated experience. While his colleagues may be seen as competitors, he places a greater value on "growing together." Furthermore, he actively promotes himself and his properties through various channels, including online investment fairs and show properties, broadening his reach.

He recently further strengthened his expertise by earning the Certified Real Estate Specialist (CRS) designation, a professional certification in the U.S. residential real estate market. Despite his impressive career in other industries, he remains a learning individual.

His humble attitude and constant pursuit of growth clearly demonstrate his direction as a Remax agent. "I want to continue to move forward, just as I have done so far." His words were filled with respect and passion for the brokerage business he is involved in.
