RE/MAX Korea is expanding its brokerage network nationwide beyond the metropolitan area. Among them, RE/MAX Heritage and RE/MAX Able, located in Busan and Daegu respectively, are representative examples. Despite having recently signed a franchise agreement, they are rapidly growing in size.

In particular, Remax Heritage is located in Haeundae-gu, Busan, so it seems to be concluding transactions mainly with high-end housing. Remax Able is specialized in medical buildings. Recently, it has been focusing on diversifying its portfolio beyond medical buildings to include offices, retail, and accommodations.


◇ Actively utilizing Haeundae location, 'anticipation' for collaboration with affiliates in other regions

Lee Nam-gon, CEO of Remax Heritage, entered the real estate brokerage business late while working at Ssangyong Motors (now KG Mobility). He also obtained his real estate agent license at the end of 2021. Despite his short career, he is quickly building a track record. The franchise agreement signed with Remax Korea last year is cited as the driving force.

He said, "I visited the Remax Korea office in 2021 and spoke with the master franchisee, CEO Shin Hee-seong," and "It was a time when I was able to realize that Remax Korea has a systematic education program and a network of real estate experts located throughout the country."

After signing the franchise agreement at the end of the process, we considered the corporate culture of Remax Korea and set our vision as 'We grow together and contribute to the advancement of transaction culture based on trust'. In addition, we formed an agent division with expertise in commercial real estate sales and rentals. Our goal is not to simply form an organization, but to establish a system that follows the growth of agents.

As we have set up an office in Haeundae-gu, Busan, we are focusing on high-end housing in the vicinity. The representative examples are 'Haeundae Doosan We've the Zenith' and 'Haeundae Hyundai Benecity', which recently concluded sales contracts. Both are penthouses. We are also making efforts to expand the area to nearby areas such as Ulsan, Gimhae, and Changwon, not just to Busan.

We are also committed to signing a lease contract for a newly constructed medical building. In particular, the newly constructed medical building of Gudeok Credit Union located in Bumin-dong, Seo-gu, Busan is a leased asset that Remax Heritage is pouring all of its capabilities into under an exclusive contract. The 1st to 3rd floors are used by Gudeok Credit Union, and the remaining floors (4th to 10th floors) are leased and operated as a hospital.

The network that Remax Korea has is expected to grow in the future. The CEO emphasized, “We have experience in which franchisees from other regions received a request from an imported car brand that was looking for a showroom in Busan and looked for a candidate site together,” and “Even now, there is an increasing trend of cases of collaboration whenever there are inquiries about purchase or lease from franchisees from other regions.” 




◇Building a collaborative system with MSOs and diversifying the portfolio

Park Joo-hyun, CEO of Remax Able, is an expert who has built his career from a local real estate agency. He first joined the former Remax Daegu branch as an agent. Immediately after joining, the existence of the Daegu branch suddenly became uncertain due to the then CEO’s illness. CEO Park took over the corporation and announced a new start as Remax Able, but it was a difficult time.

He said, "It's true that I had a lot of difficulties because my role suddenly changed from an employee to a CEO," and "I've worked hard as the new CEO, so now the results are starting to show." He added, "Because Remax Korea has a systematic system, I was able to settle in quickly as the new CEO."

In particular, it is showing its strength in medical buildings. Medical buildings are generally considered to be good tenants because the lease contract is '5 years + 5 years'. In the case of CEO Park, since he has experience in the real estate brokerage business and the sales agency business, he was able to meet the needs of clients who want good tenants. The success story led to another track record.

The 'Su Medical Building' is mentioned as a representative example. The Su Medical Building is a medical building located at 1858 Wolseong-dong, Dalseo-gu, Daegu. Remax Able was in charge of the sales agency business from August 2023 to March of this year. Currently, Starbucks, orthopedic clinics, dermatology clinics, dental clinics, ophthalmology clinics, etc. are located there. As of 3 months after completion, the occupancy rate has reached 90%.

Park said, "Based on collaboration with hospital management support companies (MSOs), we are expanding our base by systematically categorizing major hospitals and communicating directly with them," and "Thanks to the on-the-spot sales efforts, successful cases such as the Pohang 'C&K Medical Tower' are increasing." He added, "In the Yongin area, there are cases where franchisees have concluded contracts based on collaboration."

Currently, efforts are being made to diversify the portfolio. In addition to the existing 'Medical Team', an 'Office Team' and a 'Retail Team' were formed. There is also an 'Accommodation Team' formed by franchise representatives and agents who are interested in accommodations. Currently, six franchises are participating, and there is a plan to make direct investments in the future.
