Amid the recent K-food craze, a surge in foreign tourists, and booming exports such as semiconductors, global companies and capitalists are turning their attention to the Korean market. In particular, the domestic commercial real estate market is bustling with foreign representatives as global investors flock to lucrative Korean assets—including commercial properties and franchises, as well as hotel assets that are skyrocketing in value due to the resurgence of foreign tourism.
Major Acquisition Battle and Distribution Network Securing by Global Restaurant Giants Outlook
 The most prominent catalyst is the move by the Jollibee Group, a global food service giant and a national enterprise of the Philippines. Following its acquisition of the domestic low-cost coffee brand Compose Coffee, the Jollibee Group has recently acquired the large-scale all-you-can-eat brand Shabu All Day, pouring all its efforts into conquering the Korean F&B market. This acquisition battle by massive foreign capital in the K-food sector is attracting extraordinary attention from the real estate industry, as it is predicted that this will not stop at merely acquiring corporate equity but will lead to securing lease rights to thousands of stores nationwide and distribution networks in prime commercial districts.
Global Real Estate Networks Visit Korea in Succession to Assess Market In line with this trend, overseas networks of the global real estate franchise brand REMAX Korea are also visiting the Korean market one after another to assess it firsthand.
A large delegation from RE/MAX Philippines is currently visiting Korea to carry out its itinerary. With interest in the domestic hotel and commercial real estate market at its peak, coinciding with Jollibee’s all-out effort to acquire Korean F&B businesses, the visit is intended to serve as a "reconnaissance trip" to assess the overall state of the domestic real estate market and verify actual lease structures and distribution networks. Working in collaboration with RE/MAX affiliates in Korea, they are screening real-time listings for major buildings, large office spaces, retail properties, and accommodation facilities across the country.
This is not the only instance of the overseas real estate industry knocking on Korea's door. RE/MAX Mongolia, with which exchanges have recently deepened, is also preparing for a large-scale visit. With real estate investment demand rising in both countries, it is reported that they have embarked on full-scale collaboration with the Korean RE/MAX network to secure a leading position in market expansion.
Real estate experts analyzed, “While it is difficult to hastily conclude the vitality of the entire commercial real estate market, global capital is actively seeking to secure key commercial districts and distribution networks in Korea amidst the boom in K-food and the tourism industry,” adding, “The cross-border networks of global real estate platforms like RE/MAX are playing a crucial role as a key bridgehead connecting foreign capital with high-quality domestic properties.”
