Understanding the Real Estate Ecosystem Through On-Site Experience of a 100 Billion Won Officetel Development Project

His expertise in real estate and law also shone in real estate development projects. Vice President Cho provided legal advice for an officetel development project with sales of approximately 100 billion won in 2023.

After successfully selling out the officetel in May 2022, I performed the following tasks as a legal advisor during a critical period in July 2023, when a large number of buyers were unable to fulfill their contracts on the final payment date due to high interest rates and the slump in the real estate market.

– Close measures against purchasers who default on contracts, such as the termination of the presale contract and subsequent reporting of the termination of the real estate transaction.
– Drafting of various agreements following rescission, management of claims based on agreement with purchasers, and management of litigation claims such as payment orders
– Overall management of managed real estate trust trust companies and complex litigation management tasks, including sunlight rights lawsuits.
– Promoting the attraction of collateral loans and the sale of unsold officetels to secure funds for the developer
– Smooth settlement of difficult defect repair complaints flooding in after completion
– Law firm management for litigation

Through this professional background, Vice President Cho has come to understand all parties involved in the entire real estate lifecycle, including developers, trust companies, financial institutions, construction companies, consumers (buyers), public institutions such as the Korea Land and Housing Finance Corporation, and expert groups such as law and accounting firms. This signifies that he possesses a macroscopic perspective that encompasses the entire real estate ecosystem.

My experience directly managing the cash flow and risks of a 100 billion won project as the General Director of a developer corrected my narrow perspective of viewing properties solely through the lens of sales and leases. It enabled me to take a macroscopic view of the 'entire life cycle' of real estate, encompassing everything from land acquisition and financing to public affairs, trust management, and post-project complaint handling.

Honesty that relies on no luck, experience proven in the field

Since obtaining his license as a real estate agent in 2017, he joined a real estate brokerage firm and has diligently worked as an affiliated agent, never once leaving the field while continuing to provide legal advice. He built a solid field sense and network while performing consulting on the sale and lease of buildings and commercial real estate for over eight years at RE/MAX Wide Partners and RE/MAX Keystone.

I do not take it for granted that I am a successful real estate agent. Nor do I chase after mere luck for flashy, massive deals that will stun the world. However, there is one thing I can take pride in: because I have never rested in the field, I am better prepared than anyone else when it comes to executing real estate sales and lease agreements, as well as controlling the various unexpected variables that arise during the process.

Furthermore, Vice President Cho is not stopping at expanding his scope of expertise, such as by additionally acquiring the Real Estate Rights Analyst qualification from the Korea Association of Real Estate Agents in December 2025.
