Real estate is often thought of as simply connecting buyers and sellers. However, the role of a real estate agent is much broader. Rather than simply setting a price, they're more likely to interpret and assess the entire transaction structure.

A recent transaction was like this. I was about to go ahead with a contract on a similarly priced property, but the buyer asked for a slightly higher price. Given the prime location and location, I could have easily moved forward. But the real estate agent dissuaded me. "At the current price, I can't recommend this property to you." The agent judged the property to be overpriced compared to market value and believed there might be a better option. A few days later, a more reasonable priced property with the same conditions presented itself, and the contract was concluded on much more favorable terms.

This transaction wasn't simply a matter of luck. The brokerage had previously dealt with the owner of the property, so they already knew the circumstances surrounding the sale and its financial situation. They also explained the capital gains tax structure. If receiving more than a certain amount would likely result in a higher tax rate and ultimately be deducted as taxes, it made sense to adjust the price and expedite the transaction. The seller accepted this, and the transaction concluded smoothly.

There's another similar case. Instead of blindly searching for a tenant for a building that had been vacant for a long time, a franchisee connected with a franchise headquarters looking for a suitable space and secured a long-term contract. This decision reduced vacancy risk and increased asset stability, while also requiring a partial rent adjustment.

In another case, a real estate agent advised a property owner who was trying to sell a potential development site urgently that "now is not the time to sell." The owner decided to adjust the timing of the sale after finalizing a plan for the surrounding development, and a year later, the property's value had significantly changed.

These cases share a clear common thread: a competent real estate agent doesn't rush a deal. They consider not just the price, but also taxes, vacancy, usability, and time. They're not just someone who closes a deal; they're someone who takes responsibility for the outcome.

Real estate isn't simply an asset; it's a field where choices accumulate. At each moment of choice, the outcome can vary significantly depending on the real estate agent you meet. That's why this saying still holds true: If you find the right real estate agent, you'll find yourself making a fortune even while you're sleeping.
