The factory site located in Asan Techno Valley 2 in Chungcheongnam-do is up for sale. Dongkwang Paper (now Dongkwang) has used it as a production base since 2015. Asan Techno Valley 2 is considered a major industrial complex with over 200 companies, along with Asan Techno Valley, so high demand is expected. It was also recently selected as a free economic zone promotion area.

According to the relevant industry on the 13th, a 57,162㎡ factory site located in Seokgok-ri, Dunpo-myeon, Asan-si, Chungcheongnam-do, is looking for a buyer. The asking price is 5.3 million won, which is lower than the general market price (55 billion won). The exclusive sales manager is RE/MAX MEISTER.

The factory is located in Asan 2nd Techno Valley. Asan 2nd Techno Valley is an industrial complex that was built over a six-year period (2009-2015) in accordance with the ‘Special Act on Simplification of Industrial Complex Permits’ to form an industrial cluster. The Korea Industrial Complex Corporation was the project implementer, and Asan City was the management agency.

Currently, it is established as an industrial complex representing Chungcheongnam-do along with Asan Techno Valley, which was completed before Asan 2nd Techno Valley. The combined area of the two areas amounts to 4,184,345㎡. 212 companies, including Hanwha Aerospace, Dreamtech, and Crown Confectionery, are located here. The number of employees currently working is also counted at 11,443.

It is evaluated that there is considerable potential for future development. This is because Chungcheongnam-do recently selected the Songsan, Susin, Inju, and Jigok districts, including the Dunpo district where Asan Techno Valley and Asan 2nd Techno Valley are located, as areas for promoting free economic zones. Dunpo district, which is also the location of factory sites, will be fostered as a semiconductor, artificial intelligence (AI), and specialized area in the future.

The factory site itself has considerable value. It consists of a total of 6 buildings, including Building A, which is used as the main factory and office. Among these, there is also Building E, which has a break room, a restaurant, and a dormitory, so it is evaluated as having various ways of use. The total floor area is 31,012㎡, and it is classified as a representative large facility in the neighborhood.

In line with expectations, individual public notice prices have also recently reversed upward. In 2022, the individual public notice price per square meter in the area where the factory site was located peaked at 253,000 won, but the following year, it fell by 7.4% to 234,200 won. As of this year, the individual public notice price per square meter has successfully turned around, recording 235,600 won.

A market official said, "Major industrial complexes representing the Gyeonggi and Chungcheong regions are distributed within a 20km radius," and "It is adjacent to Seonghwan Station on Subway Line 1 and has good accessibility to the Gyeongbu Expressway, so demand is expected to be significant." He added, "Recently, the asking price, which was previously 55 billion won, was discounted to 53 billion won, making it price competitive."


Meanwhile, the original owner of the factory is Donggwang. In the past, it was engaged in the cardboard manufacturing and sales business under the name of Donggwang Paperboard, but sold the cardboard manufacturing division to IMM Private Equity (PE). Afterwards, it changed its name to the current one and engaged in the real estate leasing business. In addition to the factory site, Donggwang is also pursuing the sale of commercial land in Myeongdong.
