The Korean real estate market is significantly influenced by policy, even among numerous variables. While factors like interest rates, economic trends, and demographics are crucial, the actual market direction often stems from policy. Therefore, for those interested in real estate, it's crucial to understand the overall market trend before considering individual prices.

The same holds true for the first half of 2026. The variables that could currently influence the market can be summarized as follows:

First, there are housing stability measures centered on expanding supply. Currently, only the policy direction has been presented, and the specific details have not yet been finalized. However, past examples show that housing-related measures often lead to follow-up measures, such as the designation of residential development zones, the development of new towns, or the improvement of the jeonse (rental deposit) system. This time, too, depending on how the policy is implemented, there is ample room for market sentiment to vary by region and type.

The second is the recovery trend of the stock market and tourism industry. Stock market participation is possible with relatively small capital, and recently, more and more investors have experienced profits with the market rebound. In this environment, rather than all funds flowing solely to the housing market as in the past, investment options may become more diverse. At the same time, if corporate investment and consumption both pick up, this could play a positive role in strengthening the fundamentals of the commercial real estate market. In particular, if demand for specific uses, such as hotels, logistics, and data centers, increases alongside the recovery in tourism demand, the commercial real estate market could undergo gradual changes.

The third issue concerns the movements of the local real estate market. Local markets, which have suffered from a prolonged slump, are recently showing signs of change, particularly in certain areas. It's difficult to determine whether this represents the beginning of a full-fledged recovery or a temporary rebound. However, it's noteworthy that demand for new housing has accumulated due to a prolonged decline in new supply. It remains to be seen when and how this demand will be reflected in the market.

The real estate market has always reacted to signals before outcomes. Rather than interpreting price movements after they occur, it's time to examine the process by which policy, funding, and demand shift.

Amidst this trend, the role of certified real estate agents is also gradually changing. Beyond simple transactions, expertise in understanding the market, explaining trends, and assisting customers in making informed choices is becoming increasingly important.

In this regard, a free employment seminar for licensed real estate agents will be held on January 22nd. The seminar will discuss the changing market environment and the future direction of the brokerage industry, and will also include on-site interviews. This is a great opportunity for those considering entering the brokerage industry or seeking new opportunities to gain firsthand insight.
