The well-equipped building attracts not only residents but also people from nearby buildings on weekdays, and by drawing in foot traffic even on weekends\u2014which is difficult to expect in an office district\u2014it is enhancing the building&#039;s competitiveness.<\/p>\n<p>Even amidst the slump in the commercial real estate market, there is a reason why successful buildings are thriving. According to the Korea Real Estate Institute&#039;s survey on commercial real estate rental trends for the second quarter of 2026, the vacancy rate for general commercial properties nationwide reached 13.41 TP3T, marking the highest level since statistics began being compiled in 2002. Large and medium-sized commercial properties (14.31 TP3T), small commercial properties (8.51 TP3T), and ground-floor commercial properties (6.71 TP3T) are all exhibiting record-high vacancy rates.<\/p>\n<p>Experts commonly point to changes in consumption patterns and commercial district structures as the cause of this slump in the commercial real estate market. The office workforce is shrinking due to remote and hybrid work, while the widespread use of online platforms and delivery apps is eliminating the incentive to visit physical stores. The rush to supply large buildings centered in city centers and high rents are also decisive factors that have driven people away.<\/p>\n<p>In other words, the formula that a good location alone guarantees commercial sales has been broken. Floors 1 through 5 are comprised of commercial facilities, featuring food and beverage outlets as well as fashion and cultural amenities. Separate circulation paths and terrace-style spaces have been provided to allow external visitors to naturally enter the building. A key feature is that commercial facilities are actively placed on the ground floor, rather than being confined solely to the basement as is typical in office buildings. In fact, D Tower has established itself as a space with active external influx, with weekend visitors being approximately 301% higher than weekday visitors.<\/p>\n<p>There is also a continuing trend of converting existing commercial facilities into spaces that combine office and retail. Lotte Department Store Bundang Branch is currently being remodeled by Aegis Asset Management into &#039;Timewalk Bundang,&#039; a mixed-use office and retail complex. Of the total gross floor area of 77,020 square meters, office facilities occupy approximately 661 TP3 T and retail spaces approximately 341 TP3 T, with mixed-use retail spaces being created from the second basement level to parts of the second floor. In particular, the global tech company LINE Plus has agreed to lease the entire 4th through 8th floors, securing key demand for the office facilities.<\/p>\n<p>The former Hyundai Department Store branch at Sindorim D-Cube City is also undergoing a conversion of use. The remodeling will maintain the existing building&#039;s exterior while arranging retail and office facilities together; office facilities will occupy the entire 3rd through 5th floors and parts of the site, while commercial facilities will be maintained in the remaining space. One Sentinel in Yeouido, Seoul (formerly the Shinhan Investment &amp; Securities Building) transformed its underground space, previously used as a parking lot, into a &quot;Local Vibe Street&quot; and set rents by floor differently from existing practices. Typically, if the rent for the first floor is considered 100, the second floor is 50 and the third floor is 30; however, this location significantly reduced the rent gap by setting the second floor at 80 and the third at 70. Recently, small and medium-sized buildings ranging from 3 to 10 stories, as well as general commercial buildings in older city centers, are also overcoming vacancies and increasing their asset value through lower-floor planning.<\/p>\n<p>Small and medium-sized buildings in the Seongsu-dong and Yeonnam-dong areas have transformed into destinations for the 2030 generation by placing local brands, F&amp;B concept stores, and pop-up spaces on the first and second floors instead of general full-scale leases. Aging office buildings in Euljiro and Jongno also quickly filled vacancies on the upper floors by placing specialty coffee brands or targeted F&amp;B establishments on the lower floors.<\/p>\n<p>Mid-sized neighborhood buildings that previously suffered from vacancies due to simply trying to fill them with clinics, academies, or mobile phone stores are now securing a steady flow of foot traffic by reconfiguring their first and second floors into &quot;neighborhood-oriented community spaces&quot; such as book cafes, wellness studios, and shared kitchens. The focus has shifted from sales-centric planning to &quot;commercial district development.&quot; The reason for the emphasis on the lower floors is that retail composition has become a key evaluation criterion for tenant companies.&nbsp;<\/p>\n<p data-path-to-node=\"6\">When Net Operating Income (NOI) increases due to improved operational efficiency of the lower floors, asset value rises and becomes a weapon for attracting high-quality tenants.
