While some areas are seeing lower-priced properties for sale, areas that have previously received relatively little attention are also seeing upward price movements.<\/p><p>The market is showing mixed results, with real buyers seeking to purchase a home at a relatively low price before the end of the tax exemption period and multiple homeowners rushing to sell due to tax burdens. Experts see mid-April as the deadline for transactions that effectively avoid capital gains tax, considering the land transaction permit reporting period. When the increased tax is implemented on May 9th, owners of two homes will be subject to an additional 201 points on top of the basic tax rate, and those with three or more homes will be subject to an additional 301 points. This structure means that homes that have seen significant price increases in recent years will inevitably face a significantly higher tax burden.<\/p><p data-start=\"273\" data-end=\"444\">According to data from real estate big data platform Asil on the 19th, the number of apartments for sale in Seoul reached 64,207, an increase of 14.21 tbsp.\/3tsp compared to last month, before the official end of the grace period for the transfer tax on multiple homeowners. Some complexes are even adjusting asking prices by hundreds of millions of won. However, caution is needed in interpreting the exemption from the residency requirement for buyers of multi-home properties as allowing gap investments.<\/p><p>A land transaction permit system is in place in most areas of Seoul and some popular areas of Gyeonggi Province. Transactions require prior approval, and this process involves reviewing financing capacity and actual residency plans. The deferral of move-in is limited to the end of the existing tenant&#039;s lease, but it does not exempt the actual residency requirement.<\/p><p>In a market that adapts quickly to change, these properties, which have been put on the market to avoid the transfer tax deferral for multiple homeowners, are receiving valuable treatment. This is because they can delay payment for up to 23 months by simply obtaining a land transaction permit.
