The strong performance was driven by major complexes and large-scale housing complexes with high expectations for redevelopment. In the Gangnam area, Songpa-gu (2.381 TP3T), Gangnam-gu (2.201 TP3T), and Seocho-gu (2.111 TP3T) showed notable increases. In the Gangbuk area, major areas such as Seongdong-gu (2.171 TP3T), Mapo-gu (1.661 TP3T), and Yongsan-gu (1.621 TP3T) also drove the increase. In the Seoul metropolitan area, Bundang-gu in Seongnam (1.921 TP3T), Gwacheon-si (1.711 TP3T), and Suji-gu in Yongin (0.871 TP3T) showed gains amid expectations of redevelopment projects. On the other hand, Incheon continued to show weakness in Yeonsu-gu (-0.32%), Jung-gu (-0.24%), and Michuhol-gu (-0.12%).<br \/>The five metropolitan cities continued their downward trend, with an average of -0.161 TP3T. Daegu (-0.201 TP3T), Gwangju (-0.221 TP3T), and Daejeon (-0.171 TP3T) were affected by the burden of new housing supply and weakened buyer sentiment. While the decline in regional areas narrowed somewhat to -0.091 TP3T, the weakness persisted. Seoul saw a larger increase, rising by 0.241 TP3T, with notable increases observed in Yongsan-gu (0.381 TP3T), Gwangjin-gu (0.331 TP3T), Songpa-gu (0.691 TP3T), and Gangdong-gu (0.801 TP3T). In Gyeonggi Province, Gwacheon-si recorded the largest increase (1.791 TP3T), driven by jeonse demand and redevelopment projects. Dongan-gu in Anyang-si (0.761 TP3T) and Hanam-si (0.601 TP3T) also saw increases, while Gwangmyeong-si (-0.771 TP3T) and Pyeongtaek-si (-0.231 TP3T) showed weakness.<br \/>The average price of rental housing in the five metropolitan cities was -0.051 TP3T, with Daejeon (-0.301 TP3T), Daegu (-0.101 TP3T), and Gwangju (-0.051 TP3T) leading the decline in the rental market. Seoul saw a 0.241 tpa3t increase, reflecting a continued preference for monthly rent due to lending restrictions and an economic slowdown. In the Seoul metropolitan area, Incheon showed mixed trends across regions. While Seo-gu saw a decline, Gyeyang-gu, Namdong-gu, and Jung-gu saw increases. In Gyeonggi Province, monthly rent prices continued to rise, particularly in Gwacheon, Seongnam Sujeong-gu, and Gwangju.<br \/>Among the five major metropolitan cities, Ulsan (0.271 TP3T) and Gwangju (0.111 TP3T) saw increases, shifting the overall average from flat to rising. Regional differentiation intensified, with North Chungcheong maintaining its upward trend, while South Chungcheong saw a wider decline, and Gangwon and Jeju showing a slight consolidation.<\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-19e55a5 elementor-widget__width-initial elementor-widget elementor-widget-text-editor\" data-id=\"19e55a5\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<p>In June, the real estate market, centered around Seoul and the greater Seoul area, showed a gentle upward trend in sales, jeonse (long-term lease), and monthly rent. However, regional areas continued to weaken amid imbalances between supply and demand. In particular, the four Gangnam districts of Seoul (Gangnam, Seocho, Songpa, and Yongsan) continued to see steady increases in transaction volume and prices despite the redesign of the land transaction permit system. The regional divide between the greater Seoul area, centered on areas with high expectations for redevelopment and competitive locations, and the greater Seoul area, where buyer sentiment is weakening and the burden of unsold properties persists, is deepening.<br \/>The jeonse market has shown an upward trend amid a shortage of properties, particularly in major complexes in Seoul, while the monthly rental market is likely to continue its upward trend, centered on real demand, due to the economic downturn.<br \/>In the second half of the year, the market is expected to show differentiated movements depending on regional market conditions amid the polarization trend between Seoul and the metropolitan area and local
